Booking the accommodation constitutes a tourist rental contract pursuant to Articles 1571 et seq. of the Italian Civil Code, Article 1, paragraph 2, letter c) of Law 431/1998, and Article 53 of the Tourism Code (Legislative Decree 79/2011). This is not an extra-hotel accommodation activity (B&B, guesthouse, holiday home, etc.), but rather a simple grant of use of the property for tourism purposes. The Consumer Code does not apply as the landlord does not operate as a professional.
Payment of 100% of the total amount is required at the time of booking. When booking directly online, you can pay by credit card (Visa, Mastercard, Amex). Alternatively, by contacting the landlord, you may pay via bank transfer.
Full refund (100%) for cancellations made up to 2 days before the arrival date. No refund for later cancellations.
No security deposit is required.
The accommodation can host up to 9 people. The landlord reserves the right to set a lower limit depending on the specific circumstances of the booking.
The accommodation complies with current safety regulations. As there are no gas installations, no specific detectors are required. A certified fire extinguisher is provided, as well as a first aid kit compliant with Ministerial Decree 388/2003, Annex 1, required for companies or production units with at least 3 workers.
Guests are required to use the property exclusively for tourism purposes, to comply with the condominium regulations, and to behave respectfully towards the neighborhood. The guest is liable for any damage caused to the property or its furnishings during the stay, as well as for any damage caused to third parties.
The landlord undertakes to deliver the property in good condition and to guarantee peaceful enjoyment for the entire duration of the rental.
For any disputes relating to this contract, the exclusive jurisdiction shall be that of Sondrio.
Confirmation of the booking implies full acceptance of these Terms of Service, which have full contractual effect under the Italian civil law applicable to tourist rentals.
